To present your property at its best your first impressions are very important.

Make sure your front door and front garden are presentable and clear up hallways and de-clutter rooms. Don’t over sell it - let the buyers walk around slowly. Have an information pack ready with proof of any works done, such as guarantees, gas boiler service, and the latest maintenance bill to show prospective buyers.

New for 2007: The Government will be complying with EU Legislation to introduce The Energy Performance Certificate. This will need to show how energy efficient your home is for example if the property has loft insulation or if there is double glazing.
